Stephen has over twenty-five years of experience working in the real estate industry, with an emphasis in housing development and real estate finance. Rather than seeing what a house is, Stephen has a vision for what a house could be, and has redeveloped numerous distressed housing units into beautiful homes. He has developed over 350 units of rental and homeownership housing.
As an accomplished real estate consultant prior to joining Hawaii Beach and Golf Properties, Stephen gained extensive experience in analyzing housing markets and assisting numerous clients in navigating real estate market risks. He has assisted large institutional investors like Marriott International with analysis of the condominium components of their hotel developments in markets throughout the United States and Canada. His background in commercial mortgage lending specializing in financial structuring includes researching and creating development budgets, financial operations proforma statements, sizing potential debt financing and analyzing potential returns on investment. Stephen has developed tools for determining financial gaps and subsidy financing for operating shortfalls on numerous housing developments. Working with non-performing real estate loans and developing disposition action plans, he has assisted in creating turn-around strategies for underperforming real estate developments.
Stephen graduated from the University of Pennsylvania in Philadelphia. He served on the Board of the National Homeownership Center of the Local Initiatives Support Corporation and the Preservation Alliance for Greater Philadelphia. He has his Certification in the HOME Investment Partnerships Program from the U.S. Department of Housing and Urban Development and he is a licensed real estate agent.
